How would a consultant save me money before buying?

Example:
You may find a home with a deck, large level lawn with outdoor entertaining area for $850,000 
And there may be a similar property without these features for $800,000
By having us on your side, you will be able to compare apples to apples by taking the guesswork out of how much each of these features cost to construct on each particular site.
It could be the case that for a lesser amount you can buy the $800,000 property and custom add these features for $30,000 saving you at least $20,000 and a better result.
However depending on size, access, style of construction, match of materials, council and engineering requirements it could be over $80,000 to add these features meaning you are out by $30,000
